Project Summary


The Project: Avalon Springs is located on 318 acres of rolling hilltop land in Northern California. Natural mineral hot springs and cold mineral drinking springs have drawn thousands of people to this sacred and healing land for over a hundred years. Now, a dedicated circle of experienced successful business people and talented healing professionals dedicated to intentional community are creating Avalon Springs as a model for sustainable living in light of a changing global economic, environmental and societal landscape.

While many intentional communities fail for lack of a secure economic base, Avalon Springs weaves a profitable eco-retreat center, a healing center, and an experiential sustainability studies program with its intentional community. It invites visitors to immerse themselves not only in the healing waters bubbling forth from the Earth, but also in the spirit, intention, and intelligence of a unique business model that demonstrates a way to live in harmony with the Earth and also enjoy abundant prosperity. We believe that one can create and live in total abundance while maintaining ecological and economic sustainability, holistic self empowered health, spirituality, heart centeredness, beauty, grace, joy and integrity.

The Retreat Center: Avalon Springs will welcome 100-130 guests at a time to the hot springs eco-retreat, to stay in the quaint one-bedroom cottages or in the campground. Guests will enjoy soaking in the natural hot-springs pools, drinking the therapeutic mineral waters, and receiving expert bodywork both in and out of the warm water. Classes in yoga, dance, healing martial arts, meditation, organic gardening, sustainability, permaculture and spirituality will be available for guests as well. Some will arrive for private retreat with their families and friends, and others will come as part of an organized retreat group for a weekend or weeks at a time.

The Community: The resident community of worker-owners of Avalon Springs will live in an onsite EcoVillage that showcases eco-friendly living, utilizing renewable energy sources and sustainable waste management systems. We are planning 15-20 natural, healthy, sustain-ably built dwellings using cutting edge and ancient ecological cooling/heating & waste systems. We are planning 3-4 acres of permaculture based organic food & fruit gardens initially. Guests of the retreat center will have opportunities to experience first-hand the possibilities of living in an intentional community. When retreat guests leave Avalon, they will return to their worlds with eyes open to new possibilities of the joy and practicality of sustainability, inspired to improve their communities and families. Fruits and Vegetables

The Mission: We are dedicated to becoming the change we want to see in the world by anchoring and sharing the tools of a promising future: sustainability, community, holistic health, and grounded spiritual intention.

The Team: The ingenuity of the Avalon Springs model is due in great part to the expertise and integrity of the Core Council, who have each followed a strong calling to devote themselves to this project whole-heartedly. The team includes two highly experienced and successful businessmen, three professional healers and a former attorney.

Together, the team represents 25 years in commercial real estate and hotel/spa management, 50 years in professional therapeutic bodywork and teaching healing modalities, and over 60 years in business ownership and management. Avalon Springs’ amazing design team includes environmental design specialists Arkin-Tilt Architects; water and energy systems engineering by Winzler & Kelly Engineers; and permaculture landscape design by Sentient Landscape, run by former co-directors of the Northern California Permaculture Institute.

All of the meetings and conduct of the Avalon team are held to the guidelines for honesty and integrity outlined in the “Avalon Field of Alliance,” demonstrating the passionate devotion of the entire Avalon team to the values espoused in this document.

The Timeline: We purchased the land and completed the initial design phase in 2007. We have filed a Major Use Permit Application with Lake County, consisting of all plans for infrastructure, energy, waste, and conceptual architectural plans for the entire project. These plans are moving through the county offices, and the feedback from the County has been very favorable. We are continuing with detail design work, expansion of our tree-planting, gardens, fundraising, and permaculture landscaping, and other preparatory work while we await final approval from the county, which we expect in mid-2008. As funds allow, we hope to accomplish most of our retreat center building between fall 2008 and summer 2009, with a soft opening for the Retreat Center in the fall of 2009 and a full opening in spring 2010. We intend to have some EcoVillage houses ready by 2009 and complete the rest of the major buildings by winter 2011. The Legal Structure: Avalon Springs, LP is a California limited partnership, comprised of one General Partner - Avalon Springs, LLC - and two classes of Limited Partner investors. Avalon Springs, LLC is a Florida Limited Liability Company consisting of the Core Council of decision-making Members and other Members as the community grows. Avalon Springs, LP, the limited partnership, owns all the land and business of Avalon Springs. Limited Partner investors in Avalon Springs, LP are protected and secured by all the physical property assets owned by the LP and will also be sharing our many tax-credits for green design, energy-efficiency and historic site preservation. We are also in the process of setting up a 501(c)3 non-profit organization for donors to receive tax benefits for their philanthropic gifts to Avalon Springs' educational facility.

The Finances: Completion of Avalon Springs, including the EcoVillage community, the Healing Retreat Center and the Special Events Complex requires $15 million in additional capital funding. As of Dec'07, we have secured about $2.5 million; paid off $1.5 million on the land purchase, and spent $1 million on operating costs.
